The 25-Year Warranty: What It Covers and Why It Matters

When we tell homeowners we offer a 25-year structural warranty on our concrete pools, the first question is almost always: "What's the catch?"

There's no catch. Here's exactly what the warranty covers, what it doesn't, and why we're confident enough to offer it.

What the 25-Year Warranty Covers

Structural Integrity

The warranty covers any defect in the structural concrete shell of the pool. This means cracks in the gunite or shotcrete shell caused by construction defects, improper steel placement, or material failure. If the pool's structural shell cracks due to our workmanship, we repair it. Period.

What This Protects You From

  • Hairline cracks that widen over time
  • Shell delamination
  • Structural settling caused by improper foundation preparation
  • Gunite voids or honeycombing discovered after plastering

What the Warranty Doesn't Cover

We believe in being completely transparent:

  • Plaster/finish surfaces: Plaster, pebble, and tile surfaces are considered wear items. They typically last 10–15 years. Warranty on finish surfaces is separate (typically 3 years on our standard plaster).
  • Equipment: Pumps, filters, heaters, and automation systems carry their manufacturer warranties (typically 1–3 years). We install and we'll help you file equipment claims, but the manufacturer is the warranty holder.
  • Damage from acts of God: Earthquakes, expansive soil movement not present at time of build, etc.
  • Damage from owner neglect: Allowing the pool to go empty for extended periods, improper chemical balance, or physical damage from vehicles or construction equipment.

The industry standard warranty on pool construction ranges from 1 to 5 years. We offer 25 years because we build differently:

Owner Supervision on Every Build

When the owner is on-site every day, quality control isn't delegated. Steel placement, gunite thickness, and curing procedures are verified in person, not on a clipboard at the end of the week.

Does the Warranty Transfer?

Yes. If you sell your home, the structural warranty transfers to the new owner for the remainder of the warranty period. This is a significant selling point. A pool with a transferable structural warranty is a measurable selling advantage.

How to File a Warranty Claim

If you believe you have a warranty issue:

  1. Call or email us directly. No third-party warranty company to deal with. You call the owner directly.
  2. We'll schedule a site visit within 5 business days.
  3. If the issue is covered, we'll repair it at no cost within 30 days.
